Ad Rates and Terms

Size

There is only one size advertisement. Nearly two full screens, it can hold up to six images and more than 200 words. Printed (at 100 percent) they are the size of a 1/3 page newpaper ad.  See a sample page.

Rates

Initially (and subject to change) our rates per page are as follows:

  ● First three months online (includes page setup):  $100.00
  ● Each subsequent three month period:  $75.00
  ● Refund for cancelling before the end of a period: none.
  ● Scan and return your photographs:  $10.00
  ● A temporary email @shakersquare.net:   $5.00 per three months

Terms

These terms are subject to change.

We operate mainly by email. If you don't have email, please have a neighbor, friend or relative send and receive emails for you.

We will limit the number of ads in this section of the website. Initally that limit will be four categories and four pages in each category:

  • Townhouse and loft condominiums
  • Apartment condominiums
  • Rental Apartments
  • Single family homes

We may add and redefine categories and increase the number of pages in any category.

We reserve the right to decline any ad.

The place(s) advertised must be within the Shaker Square neighborhood. Our definition of that area (west to east) is from the condominiums just west of East Boulevard to the condominiums just east of Lee Road. North to south boundaries are roughly within a half mile of Shaker Boulevard.

In selecting ads from condominium developers and apartment owners, we will give preference to those who have already linked to this website from pages on their websites that mention Shaker Square.

Making changes

Small and infrequent copy changes are no charge. Some examples:
Change the price, add "SALE PENDING" or "ONLY TWO UNITS LEFT"

Major changes will be quoted at $50 per hour.
You don't like surprises. (We don't either.) So our policy is simple:
No extra work charges that you don't accept in advance.

To avoid the cost of major changes, we suggest that apartment building owners and managers and those who sell units in condominiums describe their building(s) or the development, not specific units.

Biling and Payment

We will not invoice.
Your ad will be created after we receive payment, which we will expect within a few days of your email with your text and images.

No renewal notices.
Each page's "paid through" date will show on the page. If we don't receive your payment for the page's renewal by that date we assume you don't wish to renew and will delete your page and, if you have one, your email.

Paying online
We will soon have a PayPal account to accept your payments online. (PayPal will charge your payment to your credit card.) When we do, to discourage payments by check we will add a $5.00 check handling fee.

Search engines

We will ask search engines such as Google
and Yahoo not to index your ad pages. To learn why, click here.

Privacy Policy

  • Individuals: we will not sell, swap or share your contact information and will delete your contact information after we delete your ad.

  • Businesses (apartment owners, condominium associations, brokers and real estate developers): we keep your contact information on file, but will not share it with others.

Cancellation

When you ask us to remove your ad we will delete your page promptly.

EMAIL ADDRESSES FOR INDIVIDUALS
(This does not apply to companies as they generally
already have emails posted on their websites.)

We will display an email address. As posted email addresses are harvested for spam lists we will not post your permanent personal email address.

We offer individuals five choices:

  1. Just show your phone number. It's old fashioned but effective, or
     
  2. We will show your real estate broker's email, if you have obtained their permission to do so, or
     
  3. We'll show your real email in the form: emailname AT yourisp DOT com. Example: joe746 AT aol DOT com,  or
     
  4. If you have or can create a "throwaway" email address that you can delete when no longer needed, we will use it. Your page will show your email in a way that lets a visitor create a pre-addressed email to you, like this yourthrowawayaddress@yourisp.com or, 
     
  5. We will create an email on our site such as PTL7a@shakersquare.net 
    It will immediately forward emails to your real personal email box. You can use this email address elsewhere - in newspaper ads and more. When we delete your page we will delete this email. Doing that will kill any mail, real or spam, coming to this temporary email.
    There is an added charge of $5.00 per quarter for this service.
